Winnipeg 2010 Real Estate Sales Summary

The Winnipeg real estate market performed well in 2010 even with a lower number of unit sales. The total number of detached dwelling units that sold in 2010 was 9,055 compared to 2009 at 9,194 units. Despite the lower sale in units, the overall dollar volume of detached dwellings increased to $2.189 billion from $2.001 billion in 2009. The annual increase in the average selling price for detached dwellings in the city increased approximately 11% per year since 2008. The average selling price in 2010 rose to $241,743 in 2010 from $217,370 in 2009. 

There are some signs that certain areas of the housing market are becoming a 'little' more balanced. The sales to listing ratio peaked in 2007 at 85.37% and has dropped to 73.81% in 2010. The average sales price to listing price is still over 100% at 102% for 2010. 

How did we perform compared to the the 2010 forecast? The number of home sales actually decreased 1.5%. The forecast was for a 2-4% increase. Even with the decrease in units sold, the average detached dwelling price increased 11%, the forecast was for a 6% increase. The average condo selling price for 2010 increased 8% and the forecast was a 6-8% increase. The total MLS® dollar volume was predicted to increase 8-10% and the actual increase was 11%.
