City of Winnipeg Assessments

Did you get your City of Winnipeg 'Proposed' General Assessment for 2012? These have been sent out over the last several months to the different market regions of the city. These assessments are based on the Market Value of your property on April 1st, 2010. Note that these notices are only proposals and the final 2012 General Assessment will be mailed out in June of this year.

An increase in value does not necessarily mean an increase in your property taxes**. The average market value increase (as of April 1, 2010) in the City of Winnipeg was between 12% and 15% according the City. If your proposed assessment is below or at the bottom of this range, you may be lucky and not have a tax increase based on this assessment. If your proposed assessment is on the higher end of this range or more, you may be in for a surprise.

**This is assuming that the general residential taxes for the 2012 year remain consistent with the last few years. There is speculation that there will be an overall tax increase (change in mill rate) but no one know how soon or how much.
