Secondary Suites in Winnipeg

The city has quietly started approving secondary suites across the city. These suites are private self-contained living spaces located within the existing dwelling or somewhere on the property. Units not within the principal building may be a little more difficult to get approval on ,however the City of Winnipeg and the Province are supporting units that help pull pressure off the rental market and use existing infrastructure. These suites can be occupied by a relative, caregiver or a tenant.

One option of adding a secondary suite is to get a forgivable loan from the Province of Manitoba. This is designed to help expand the number of affordable dwelling units in the City. The forgivable loan is equal to 50% of the total construction cost for the unit, to a maximum of $35,000. In exchange for the forgivable loan, the owner agrees to rent the unit in accordance to the affordable housing guidelines for at least 10 years. After that period, the rental rates can return to market values. 

The idea of a secondary suite, whether through the grant program or not, is a great idea to supplement income or have family supports live under one roof.
